General Terms Explained (English)

Short term rentals (holiday Lets) are from 3 nights to 6 months maximum (180 days) – General terms and conditions version 3.2    

 

BREXIT UPDATE: Since the UK left the EU and from 1st January 2021, UK passport holders (and other 3rd country passport holders) may now only stay within an EU country for a maximum of 90 DAYS at any one time and must then return to the UK. Return to any EU country is not then permitted for a further 90 days. You may now only stay in Spain for a maximum of 90 days at one time.  

 

Within 24 hours of receiving from you your notification that you wish to confirm your reservation/booking, you will receive a confirmation from Costa Blanca Apartments (CBA). Please note:  Occasionally throughout the quieter times in the year we take our own holiday! This will be advertised as “Office Closed” on our “homepage”. Reservation requests and confirmations will be delayed during our own time away. 

A reservation deposit, 20% of the total rent, is payable within 10 / 12 days of reservation. If your arrival date falls within the next 6 weeks, FULL payment must be made, 100%. If this is not received within the 10 days, the reservation will automatically cancel, unless arrangements are in place, agreed by both parties.

 

You will receive payment instructions along with your reservation confirmation. Payment methods are shown on this website. We can accept Bank transfer, PAYPAL and payment via the secured Transferwise website

UPDATE: From Monday May 24th 2021 - UK Tourism may return to Spain with no requirement to bring any negative Covid test result. 

Masks MUST be worn by all (children over 6) in all outdoor spaces. Curfew is 01:00 to 06:00. 

If you choose to make a reservation now that Covid is an established situation, you must accept that deposits paid are non refundable and non transferable. We cannot be held responsibile for any future occurances with Covid.

Final payment is required, no later than 4 weeks prior to arrival. We will contact you before the 6 weeks by email.  Your reservation will be confirmed in writing (email). The price quoted includes (in all circumstances):  All VAT, water, electric, gas (if applicable to your accommodation) and bed linen. Optional extras such as parking, air conditioning, WIFI etc will be confirmed on your reservation email.

 

Cancellation Costs

  • Cancellation AFTER paying 20% deposit = Loss of deposit

  • Cancellation AFTER paying 20% deposit and at any point before final balance due = Loss of deposit

  • Cancellation AFTER paying the final 75% :

42 to 36 days before arrival = Loss of Deposit + 60% of Balance (Claim deposit + other 40% from your Insurance)

35 to 27 days before arrival = Loss of Deposit + 80% of Balance (Claim deposit + other 20% from your Insurance)

28 to 21 days before arrival = Loss of Deposit + 100% of Balance (Claim full amount from your Insurance)

PLEASE ENSURE you have good adequate Travel Insurance, covering you for Cancellations due to ill health, flight cancellations etc. Please do not travel without it.

 

We will of course help you with your Insurance claim by providing all the Information that they require, including receipts of your payments and Invoices etc. We CANNOT reimburse you once you are here if you vacate the property earlier than booked. We have the right to request evidence from you that your reservation must be cancelled (ie. Medical grounds) to avoid un-necessary cancellations and costs to the property owners.

Security / Breakages / Key Loss Deposit:

This  is applicable at all accommodations to cover loss or damage and breakages

Payable with cash upon arrival (or with credit/debit card at some properties).  Charges for loss of keys are 75 to 95 EURO. Locksmith charges for keys left inside doors or lost etc vary and will be charged to your deposit. The Security Deposit is from 100 euros / 100 UK pounds to 250 euros / 250 UK pounds and is refunded to you, after a property inspection, in the same currency as originally paid. Again, properties differ. Each webpage for each property clearly states its amount payable for this deposit.

PLEASE do not leave your keys in the back of your apartment front door

 

All properties are checked before client entry. However, clients have to report damages or non functioning items within 48 hours after arrival.   Without any reporting in this period CBA will consider the holiday home in good order and without  damages when the client arrived.    After checking the apartment on departure, and if there are no damages or loss, the security deposit will be refunded upon departure.    On departure, the apartment, its equipment and utensils must be left in a clean and tidy condition. This means, the floors must be swept clean, no crockery and plates left dirty, the rubbish has been disposed of in the bins outside. Any excessive cleaning required will be charged and deducted from the security deposit.

Pets are permitted at certain properties and this fact is shown on each property webpage where applicable and must be confirmed before arrival. We cannot be responsible for loss or damage to valuables or personal property and we recommend you have the appropriate insurance cover in force during your holiday.    The management may terminate occupancy if terms and conditions are not adhered to.    Benidorm and surrounding areas are very touristy and therefore may be busy, crowded and/or  noisy.  At the same time, there is a lot of building development in and around the city and other areas.    Costa Blanca Apartments is not responsible for any noises of building activities in and around the apartment buildings. Neither is Costa Blanca Apartments responsible for any unfinished gardens or unfinished other amenities that are part of the complexes.   Refunds are not applicable when this occurs.    It can happen that swimming pools in Benidorm cannot be used from October until June. This depends on the apartment complex and may vary.   

 

The proprietors, management and employees of Costa Blanca Apartments shall not be liable nor will accept responsibility for any injury, loss or damage howsoever sustained by any person or persons whether  arising under the express or implied terms of any rental agreement. 

 

In Spain, frequent fall outs of electricity and water may occur, more so than in your own country. When there is a general power cut, in the area or the whole  building, CBA will not be responsible. However, you can rest assured that the problem will be taken care off as soon as possible.    In the event of breach of contract on the part of the proprietors of Costa Blanca Apartments howsoever arising any loss and/or damage including consequential loss sustained by the renter, shall be limited to the sum paid by the renter to the proprietors of Costa Blanca Apartments.   

 

Costablanca Apartments DO NOT own any of the properties on our website – some are privately owned and some (most) are agency owned (which means they are managed by a Spanish management office to whom we go to directly for rentals). With the private owned apartments we can confirm which floor the apartment is on and this will appear on the apartment webpage. With the other apartments we rent from their management office, we have NO control over actual apartment allocation, but requests for low, high floor etc can be passed on.

Swimming Pools:

Each Apartment complex has its own rules regarding its swimming pools, along with opening times etc. Some, although not all, have lifeguards on duty. You are responsible for your own safety and that of your children at all times. Most pools do not allow diving, inflatables etc, this is for the all-round safety of all guests. Most outdoor pools here in Spain open May (sometimes June, depending on the weather) and close (are emptied for maintenance) from the end of September. We cannot be held responsible for the opening hours / days of pools. Indoor pools are kept covered during the winter months but are generally partly uncovered during the hotter summer months

 

VERY IMPORTANT:

Check-in and check-out times & your keys:

Standard arrival time is from 16:00 hour , standard departure time 10.00 hour, unless otherwise confirmed in writing or agreed upon differently during your stay. Apartments need an end clean after you vacate, therefore cleaners need access once outgoing guests have gone and before incoming guests arrive. This is why the above times are adhered to. We cannot allow guests with late flights home to retain occupancy of an apartment that has another booking arriving that day. This is the norm with all agencies and Hotels etc over the world. Guests MUST adhere to this rule and will be expected to depart no later than 10.00am (or as is stated for the property that you are at) on their day of departure (unless previously agreed otherwise).

Keys:

Where and how these are given will be explained to you when you book your apartment. Depending on which Management office or owner the apartment comes from will determine where the keys will be and how they are collected. Keys must be signed for and a maximum of 2 sets per apartment are available.
