COSTA BLANCA APARTMENTS

Short term rental (holiday Lets) 3 Nights to 6 Months maximum - General terms and conditions version 3.2

Within 72 hours after we receive from you your notification that you wish to CONFIRM your reservation/booking, you will receive a confirmation from Costa Blanca Apartments (CBA).

A reservation deposit, 30% of the total rent, is payable within 7 days of reservation. If your arrival date falls within the next 6 weeks, FULL payment must be made, 100%. If this is not received within the 7 days, the reservation will automatically cancel.

You will receive payment instructions along with your reservation confirmation. If you choose to pay by credit card via PAYPAL (VISA OR MASTERCARD) a 3.4% handling fee is automatically added. You may also use Bank Transfer, free of charges to us. Our bank details, including all the necessary codes etc will be provided at the time of confirmation of reservation. At the moment of booking the applicable rental price applies, as previously quoted to you. A change in reservation is only possible after written consent of CBA. In this case, administration costs may apply. Refunds are NOT possible. PLEASE arrange for your own cancellation insurance along with your Personal Travel Insurance Cover.

Final payment is required, no later than 6 weeks prior to arrival. Again, no refund is possible. If your balance payment has not arrived 6 weeks prior to arrival, an interest surcharge of 3% of the outstanding amount may apply. We WILL contact you before the 6 weeks by email. Your reservation will be confirmed in writing (email or otherwise). The price INCLUDES bed linen, towels and all other household linen unless mentioned otherwise. During a longer stay, the (hired) linen will not be changed by the proprietor, unless confirmed otherwise. There are washing machines present in most of the apartments we rent. This will be confirmed to you. You can also bring your own linen. A letter/mail box is NOT part of the rental.

Only with permissin of CBA a letter box can be used, and only if possible and with consent from the property owner. Electricity, water and heating ARE included in the price unless mentioned otherwise. Should the usage be way above average, an extra charge will apply. Do NOT leave air conditioning units on un-necessary. You will be informed about this before your departure. For the winter periods (Nov-March) electricity MAY be charged separately.

Security / Breakages / Key Loss Deposit:

This is applicable, to cover loss or damage andbreakages etc. Payable with cash upon arrival or with credit/debit card. Charges for loss of keys are 75 EURO. Locksmith charges for keys left inside doors or lost etc vary and will be charged to your deposit. The Security Deposit is 150 euros / 150 UK pounds and is refunded to you, after a property inspection, in the same currency as originally paid.

All properties are checked before client entry. However, clients have to report damages or non functioning items within 48 hours after arrival. Without any reporting in this period CBA will consider the holiday home in good order and without damages when the client arrived. After checking the apartment on departure, and if there are no damages or loss, the security deposit will be refunded upon departure. On departure, the house, equipment and utensils must be left in a clean and tidy condition. This means, the floors must be swept clean, no crockery and plates left dirty, the rubbish has been dispossed of in the bins outside. Any exsessive cleaning required will be charged and deducted from the security deposit.

 

Pets are normally permitted BUT must be confirmed before arrival. We cannot be responsible for loss or damage to valuables or personal property and we recommend you have the appropriate insurance cover in force during your holiday. The management may terminate occupancy if terms and conditions are not adhered to. Benidorm and surrounding areas are very touristy and therefore may be busy, crowded and/or noisy. At the same time, there is a lot of building development in and around the city and other areas. Costa Blanca Apartments is not responsible for any noises of building activities in and around the apartment buildings. Neither is Costa Blanca Apartments responsible for any unfinished gardens or unfinished other amenities that are part of the complexes. Refunds are not applicable when this occurs. It can happen that swimming pools in Benidorm cannot be used from October until June. This depends on the apartment complex and may vary. The proprietors, management and employees of Costa Blanca Apartments shall not be liable nor will accept responsibility for any injury, loss or damage howsoever sustained by any person or persons whether arising under the express or implied terms of any rental agreement.

In Spain, frequent fall outs of electricity and water may occur, more so than in your own country. When there is a general power cut, in the area or the whole building, CBA will not be responsible. However, you can rest assured that the problem will be taken care off as soon as possible. In the event of breach of contract on the part of the proprietors of Costa Blanca Apartments howsoever arising any loss and/or damage including consequential loss sustained by the renter, shall be limited to the sum paid by the renter to the proprietors of Costa Blanca Apartments.

Costablanca Apartments DO NOT own any of the properties on our website - some are privately owned and some (most) are agency owned (which means they are managed by a spanish management office to whom we go to directly for rentals). With the private owned apartments we can confirm which floor the apartment is on and this will appear on the apartment webpage. With the other apartments we rent from their management office, we have NO control over actual apartment allocation, but requests for low, high floor etc can be passed on.

Swimming Pools:

Each Apartment complex has its own rules regarding its swimming pools, along with opening times etc. Some, although not all, have lifeguards on duty. You are responsibile for your own safety and that of your children at all times. Most pools do not allow diving, inflatables etc, this is for the all-round safety of all guests. Most outdoor pools here in Spain open May (sometimes June, depending on the weather) and close (are emptied for maintenance) from the end of September. We cannot be held responsible for the opening hours / days of pools.

VERY IMPORTANT: Check-in and check-out times:

Standard arrival time is from 3.30pm onwards, standard departure time 10.30 am, unless otherwise confirmed in writing or agreed upon differently during your stay. Apartments NEED an end clean, therefore cleaners need access once outgoing guests have gone and before incoming guests arrive. This is WHY the above times are adhered to. We cannot allow guests with late flights home to retain occupany of an apartment that has another booking arriving that day. This is the norm with all agencies and Hotels etc over the world. Guests MUST adhere to this rule and will be expected to depart no later than 10.30am on their day of departure (unless previously agreed otherwise).

Na ontvangst van de reserveringsbevestiging dient u een aanbetaling te doen ter hoogte van 30% van het totale huurbedrag. De restbetaling (70%) dient uiterlijk 6 weken vóór de aankomstdatum betaald te zijn. Betalingen kunnen geschieden per: credit card via paypal (mastercard, enz) of bankovermaking.

Bij aankomst vragen wij u een borgsom te betalen van 150 euro contant. Bij uw vertrek wordt dit bedrag weer contant terug betaald, indien er geen schade is en het appartement bezemschoon is.

Wij maken u erop attent dat het afsluiten van een annulerings- en/of reisverzekering voor verantwoordelijkheid van de huurder is. Bij voortijdig verlaten van het appartement volgt geen gehele of gedeeltelijke teruggave van de betaalde huurprijs. Bij annuleringen dient u ons zo spoedig mogelijk in kennis te stellen. Wij sturen u dan een factuur toe, die u kunt gebruiken om het betaalde bedrag terug te vorderen bij uw verzekeringsmaatschappij.

Aankomst en vertrek is mogelijk op elke dag van de week (maandag tot zondag). Op de aankomstdatum kunt u het appartement betreden vanaf 16.00 uur. Op de vertrekdatum dient u het appartement om uiterlijk 10.00 uur te verlaten. In overleg met ons, en indien mogelijk, kan een vroegere aankomst of een later vertrek op de desbetreffende data geregeld worden tegen een (geringe) bijbetaling

Costablanca Apartments is niet aansprakelijk voor inbraak, diefstal etc. van uw persoonlijke eigendommen, zowel binnen als buiten het appartement. Wij raden u aan een reisverzekering af te sluiten.
